Older homes in Phoenix were built by craftsmen using the technology
of the day to create the best home they knew how to build. The earliest
homes in Phoenix were built to rely on breezes and sleeping porches
to make them livable in summer. Homes built in the forties, fifties
and sixties were built to rely on evaporative cooling to make the
summers bearable. As we moved into the age of air conditioning Phoenix
residents felt they could truly control their environment. Now begins
the age of major utility bills.
Many of our older homes suffer from systems based on outdated technology
causing ever increasing energy bills. We live in homes that were
built to leak air or have ductwork based on having the windows open
to exhaust air cooled by evaporative cooled air. Many homeowners
have tried to overcome these obstacles by installing oversized AC
units creating ever higher energy bills.
The vast majority of homes that have
been retrofitted for air conditioning are wasting major amounts
of energy and money due to lack of a holistic approach to viewing
the home as a system rather than just so many parts joined together.

New homes benefit from technology developed
after the first energy crisis in the seventies. Technology is continuously
being developed to better test homes to discover how to build more
efficient structures to conserve energy. This technology is currently
being used to test and identify how to improve existing older homes
in order to make them operate more efficiently. The science of energy
auditing is quickly going mainstream amongst remodelers that are
concerned about their client's home performance.
Realizing that there was more to remodeling than wood framework
and plaster walls, Steve Shinn of Homework
Remodels has invested time in building science education to discover
how to use today’s technology to improve the older homes of
metro Phoenix.
Steve was the first remodeler in Phoenix to become certified by
the National Association of the Remodeling Industry as a Certified
Green Remodeler. He completed the National Green Building
Council’s training on energy efficient remodeling techniques
at the International Green Building Expo in 2009. Both of these
training programs demonstrated the value in energy performance testing
as a way to discover how to modify older homes to make them more
energy efficient for the smallest financial investment for the homeowner.
In an effort to make building science
more practical to his clients Steve completed the training to become
certified by the Building Performance Institute (BPI) as a building
performance analyst. BPI sets the industry standard for testing
how buildings perform in relation to energy use.
Steve and his staff are now using blower
door and thermal imaging
technology to help their clients improve their homes energy performance
and save money on their energy bills. As BPI energy analyst they
are also taking part in the APS Energy Star Program.
APS is subsidizing the costs of your energy audit
and offering great rebates on energy saving home improvements.
